Thornton spreads across a long north-south stretch and the age of the housing changes as you move up it. The original neighborhoods south of 104th date to the 1950s and 1960s. Older Thornton homes had air conditioning added long after they were built. The ductwork was sized to distribute warm air from a furnace, and cold air behaves differently. It is heavier, it does not throw as far, and it needs more of it. The result is systems that run correctly on a gauge set and still leave the far bedroom warm.
The specific things we find: undersized return air, which shows up as high static pressure and a blower working far harder than it should; supply runs in unconditioned crawlspaces losing capacity before the air arrives; and abandoned evaporative coolers still open to the roof, pulling conditioned air out of the house all summer.
North Thornton: equipment reaching the end of its first life
Systems installed between 2000 and 2010 are now fifteen to twenty-five years old. Capacitors, contactors and condenser fan motors are the routine failures. Evaporator coil leaks from formicary corrosion are common across nearly every manufacturer from that era. Compressors are the failure that forces a decision.
The diagnostic sequence
We verify the complaint, then check controls including the condensate float switch, then electrical, then airflow, then the refrigerant circuit. The numbers we record are capacitor microfarads against rating, amp draw against rated load amps, temperature split across the indoor coil, static pressure where it is relevant, and superheat and subcooling against the manufacturer target for the outdoor conditions that day.
Those last two are the ones that matter most and the ones most often skipped. Superheat and subcooling together tell you whether a system is genuinely undercharged, whether the metering device is restricted, or whether the compressor is running without pumping. Reading pressures alone cannot distinguish between them, which is how systems end up with refrigerant added that they never needed.
Refrigerant, honestly
A sealed system does not use refrigerant. Low charge means a leak, and we find it before we add anything. On R-410A equipment a leak repair is usually worth doing. On R-22, which we still encounter in south Thornton, a large leak generally is not, because R-22 has not been produced or imported since 2020 and the reclaimed supply is priced accordingly.
