Rebuilt homes
If your house was rebuilt after 2021, the system is only a few years old and is very likely still under a manufacturer parts warranty. That changes the first question we ask, which is not what failed but whether the part is covered. Get the model and serial off the outdoor unit data plate before you authorize work from anyone. A warranty compressor still carries labor, refrigerant and recovery cost, so ask for the out-the-door number rather than assuming free, but the difference between covered and not covered is usually large.
Many rebuilds went in with heat pumps because of code and incentive pressure at the time. A heat pump in cooling mode is an air conditioner, but diagnosing one properly includes the reversing valve and the defrost board, and those get missed by technicians who assume a conventional split system.

Most of the rest of Superior went in through the 1990s and early 2000s. That equipment is now at or past the end of a typical service life and fails in familiar ways: run capacitors drifting out of tolerance, contactors with pitted contacts, condenser fan motors with worn bearings, and evaporator coils leaking from formicary corrosion.

Outdoor units collect debris in the coil faster, which raises head pressure and shortens compressor life. And physical damage to fins and panels is more common than it is ten miles east. Both are worth checking rather than assuming a refrigerant problem when a system starts cooling intermittently.
The diagnostic sequence
Confirm the complaint. Controls, including the condensate float switch. Electrical: capacitor microfarads against rating, contactor condition, amp draw against rated load amps. Airflow and temperature split. Then superheat and subcooling against the manufacturer’s target for the conditions that day, which is what separates a genuine undercharge from a metering device problem from a compressor that is no longer pumping.

A sealed system does not use refrigerant. If it is low, there is a leak, and we find it before adding anything.
