Louisville is a city where a repair call can go two completely different directions depending on the address, and the reason is the Marshall Fire. Homes rebuilt since the end of 2021 have new equipment, current code, and manufacturer warranties still in force. Homes a few streets away that were untouched are largely Rock Creek era, built through the 1990s and early 2000s, and are now on original systems reaching the end of a normal service life.
If your home was rebuilt
Newer construction means the equipment is young, and a failure in the first several years is usually a component or an installation issue rather than wear. It also means there is very likely a parts warranty in play, and possibly a labor warranty from the installing contractor. Before you authorize an expensive part from anyone, get the model and serial from the outdoor unit data plate and have the warranty checked. A fair share of rebuilt homes here also went in with heat pumps rather than straight air conditioners. If yours did, the summer failure modes are similar but the diagnosis includes the reversing valve and the defrost control, and a technician who treats it like a conventional condenser will miss things.
If your home was not
Rock Creek era equipment is now twenty to thirty years old. The failure list is predictable: capacitors out of tolerance, contactors pitted, condenser fan motor bearings, and evaporator coils with slow formicary corrosion leaks, which affected coils from nearly every manufacturer built through that period. Compressors are the failure that turns a repair call into a replacement decision.
How we diagnose
Verify the complaint, then controls including the condensate float switch, then electrical with the capacitor measured in microfarads against its rating and amp draw against the rated load amps, then airflow and the temperature split across the coil, then superheat and subcooling against the manufacturer target for that day. Skipping the last step is how a system ends up with refrigerant added that it never needed.
Low charge means a leak
Air conditioners are sealed. They do not consume refrigerant. We locate the leak before adding anything, because a recharge without a repair is a bill you pay again every summer.
